Are you going to lowball me?
Let's be honest about this one: a cash offer is below full retail. That's the trade for speed, certainty, and zero fees or repairs. But it will be a defensible number with the math shown — and when sellers compare it to their true net after commissions, repairs, concessions, and months of mortgage, taxes, and insurance while listed, the gap is usually much smaller than they expect.
What does it mean that you might "assign the contract"?
We're real estate investors. Depending on the property, we either purchase it directly or assign our purchase contract to one of our vetted local partner buyers — a common, legal practice in Florida. Your price, terms, and closing date are locked in writing either way. It never costs you anything, never delays closing, and we tell you up front rather than hoping you don't ask.
What kinds of properties do you buy?
Single-family homes, manufactured homes, condos, townhomes, duplexes, and small multi-family across North Central Florida — in any condition. That includes fire and storm damage, code violations, unpermitted additions, hoarder houses, and properties with tenants in place.
How fast can we actually close?
As soon as about 14 days from a signed contract. Because there's no lender, the timeline is mostly the title company's title search. If you need longer — to move, to finish probate, to find your next place — we set the closing date around your schedule instead.
Do I need to clean out the house first?
No. Take the belongings you want and leave the rest — furniture, junk, everything. We handle the cleanout after closing. For inherited properties this is often the single biggest relief.
I'm behind on payments or facing foreclosure. Can you still help?
Often, yes — but time matters. A completed sale can stop the foreclosure before auction, protect your credit from a completed foreclosure, and recover the equity you still have in the home. Reach out as early in the process as you can so the title work has time to clear.
The house is in probate. Can I sell it?
Usually, once the personal representative has authority. Florida probate has several paths (summary and formal administration), and we work around them regularly alongside your probate attorney. If the estate isn't ready yet, we can lock terms now and close when it is.
Can you buy my rental with tenants still in it?
Yes. We buy tenant-occupied properties — including ones with difficult tenants or expired leases — and handle the transition after closing. You don't need to evict anyone before selling.
How is this different from listing with an agent?
Listing usually grosses a higher price, but costs 5–6% commission, repair and staging money, months of time, and carries the risk of a buyer's financing collapsing. A cash sale trades some price for speed, certainty, and zero costs. Neither is universally better.
